The City Council owns and manages 5 small Business Centres, in support of its' Corporate Objective to promote prosperity and new jobs.
Vulcan House
Vulcan House is an impressive Victorian building located close to the Leicester City centre on the A47 Humberstone Road and all major routes to the City and in close proximity to the Leicester Train Station.
This beautiful building was totally refurbished back in the early 1990s and provides 49 units/offices from 220 square feet to 2,475 square feet suitable for both light industrial and office use.
Vulcan House is managed by Property Services, who let the units/offices on a 3 year Lease with an attractive easy-in/easy-out clause offering full occupation in a matter of weeks rather than the usual months and allowing the tenant to give 3 months notice of termination; this releases the occupant from their 3 year lease agreement.

Linwood Workshops
The Linwood workshops provide 17 workspace units of between 480 and 1000 sq.ft (44.6 sq.m - 93 sq.m) suitable for office or light industrial use. The workshops are managed by Property Services who let the units on monthly tenancies. The workshops are ideally placed for access both to the city, Leicester ring road and the M1.
A fixed Service Charge is applied which includes refuse disposal; intruder alarm systems; fire alarm system; emergency lighting; upkeep of external grounds and security lighting; cleaning of all common areas; replenishment of all toiletry consumables. Each unit is separately metered for utilities, and business/water rates apply.
Each unit is individually alarmed along with a central building alarm to NACOSS standards that is monitored via Red Care, there is internal and external CCTV and building access is via magnetic key fob/intercom.
A fully refurbished passenger/goods lift to the first floor and access to a private enclosed courtyard area with seating.

Built in 1993 the Beaumont Enterprise Centre has been designed to provide a quality working environment for start up and small businesses. Split between either office or workshop use, there are 37 units of between 241 sq. ft. and 1100 sq. ft.
The units are let on monthly tenancies and are managed by Property Services. Utilities are charged from individual meters, whilst business and water rates apply.
24 hour daily access is obtained with use of a swipe card for the main entrance to the building and keys for the offices and workshops. Each unit is individually alarmed along with a central building alarm to NACOSS standards. Free parking is available for occupants and visitors.
Managed services are available as required, as is a conference room facility which holds 12-15 people within a conference style setting. Catering can be supplied as required.
A kitchen is provided which includes drinks/food machines and fridge, dishwasher and microwave oven.
The Beaumont Enterprise Centre also operates a very competitively priced mailbox service, which includes receiving mail and taking telephone messages. Other services can be provided for a further additional charge, i.e. photocopying, faxing, franking etc.

Creative businesses can join the LCB Depot creative community by renting one of 55 workspaces, taking an LCB Depot postal address or by accessing temporary office facilities with LCB Depot’s hotdesks. The building also boasts exhibition and showcasing facilities, a fully licensed café/bar open to the public, as well as meeting and conference rooms available for hire on an hourly or daily basis (and at discounted rates for LCB tenants).
