Redevelopment of The Exchange at Eyres Monsell - update (May 2011)
Leicester City Council’s plans to redevelop The Exchange at Eyres Monsell are moving forward.
In July 2010, the Council signed a partnership agreement with M F Strawson Ltd, the owners of the neighbouring Invincible public house site, enabling the Invincible and Exchange sites to be redeveloped together. On 9th November 2010, a joint planning application was approved.
In phase 1 of the project, Strawson will demolish the Invincible and build six new shops on the site. Demolition took place in April 2011 and Strawson now expect construction of the shops to be completed by the Summer 2012.
In the meantime, Leicester City Council is emptying the Exchange, starting with the west wing. All existing residents are being support and advice to move to suitable alternative accommodation. The west wing will then be demolished and the site cleared.
Work will follow to empty and demolish the east wing. There is likely to be some delay with the east wing as a number of existing retailers have the right to remain for several years.
In phase 2 of the project, new housing will be built for sale and for rent on the Exchange site. There is space for more than 30 houses instead of the existing 22 maisonettes. The timing of this stage of the development will depend on market conditions.
