Now available opportunities to lease one of the new craft units within the grounds of the historic Grade II* listed Belgrave Hall Museum.
The Craft Units
The craft units have been created from former outbuildings at Belgrave Hall. Six units in total have been provided, within a courtyard arrangement forming a craft village.
Three of the units are within a shared building, with the other three units having their own ‘front door’. Of solid brick and slate construction, the units have been extensively refurbished and now provide modern facilities within an historic setting.
All units have heating and are supplied with electricity and telephone and computer points. The three individual units also have sink units. In addition there is a kiln room equipped with a multi programmable, 250 litre kiln, available for use by occupiers of the craft village on an individual hire basis.
Furthermore there is also a communal tea/washroom and a toilet block for sole use of the occupants of the craft village.
The individual unit sizes are as follows:
Unit 1 – 10.2sqm (110sqft)
Unit 2 – 10.2sqm (110sqft)
Unit 3 – 10.2sqm (110sqft)
Unit 4 - 7.1sqm (76sqft)
Unit 5 – 8.3sqm (89sqft)
Unit 6 – 7.8sqm (84sqft)
We are looking for a vibrant and varied mix of occupiers at the craft village to compliment the existing activities at the museum. It is hoped that there will be opportunities for occupiers of the units to provide demonstrations and workshops involving visitors to the museum. The craft village can also provide occupiers a ‘shop window’ to market their wares to members of the public.
In addition there are training and meeting rooms within the outbuildings complex, which will be available for hire by occupiers of the craft village at reduced rates.
Terms of Lease
Flexible lease terms are available, however it is anticipated that any lease granted would be for a minimum of twelve months.
The lessee will be responsible for maintaining the interior of the premises.
Rent
The rents for the units are:
Unit 1 - £1,375 p.a.
Unit 2 - £1,375 p.a.
Unit 3 - £1,375 p.a.
Unit 4 - £1,025 p.a.
Unit 5 - £1,200 p.a.
Unit 6 - £1,135 p.a
All rents are exclusive of VAT and all other outgoings. In addition a service charge will be levied to cover a share of the costs of electricity, water and maintenance of common parts. Business Rates (yet to be assessed) will be also be levied on the units.
The lessee is to be responsible for the City Council’s legal fees of £250 plus VAT for the preparation of the lease.
