Household bedroom requirements

The tables below show the maximum rate of Local Housing Allowance (LHA) payable currently, depending on your household's bedroom requirements. The number of bedrooms is determined by the size of your household, and NOT the actual number of bedrooms in the property. The size criteria is one bedroom each for:

  • Every adult couple

  • Any other adult aged 16 or over

  • Any two children (aged under 16) of the same sex

  • Any two children, regardless of sex, under the age of 10

  • any other child

Single persons under 25 years old will only be entitled to the shared accommodation rate, regardless of the type of accommodation occupied.

From January 2012 single persons under 35 years old will only be entitled to the shared accommodation rate.

The Local Housing Allowance rate is only the starting point for working out your entitlement. The amount you receive will depend on your household's income and savings, and any non-dependants living with you. This means that your Local Housing Allowance could be higher, or lower than the amount of rent you have to pay. However, your entitlement will never be higher than the applicable Local Housing Allowance rate in the table above.

If your LHA rate is higher than the rent that your landlord charges you, we can pay you up to £15.00 per week more than the rent you are charged .We can pay you a maximum of £15 a week up to your LHA rate. *

*This excess will no longer be paid from April 2011 if you make a new claim on or after April 2011

Find out how you will be affected if you have an existing claim, in payment prior to April 2011.
